How do Lenders assess affordability for a BTL mortgage?

Lenders assess BTL applications based on the potential rental income of the property, as well as the borrower’s financial situation and credit history.
Lenders typically assess the potential rental income of the property to ensure this can cover the mortgage payments. They may also require rental income to exceed a certain percentage of the mortgage payments, known as the interest coverage ratio.

What are the different types of Buy-To-Let mortgage?

There are three main types of BTL mortgages: Standard BTL, Housing of multiple occupation (HMO) and Multi-Unit Freehold Block (MUFB).

Standard BTL – This is for property that is being let out on a single tenancy agreement to an individual or a single household.
HMO – An HMO mortgage is required for a property that is let out to 3 or more tenants forming more than 1 household that share common facilities such as Bathroom, toilet or kitchen facilities.
Multi-Unit Freehold Block (MUFB) – An MUFB mortgage is required for a property with multiple self-contained units listed under one freehold title, e.g. A house converted into flats or a row of terraced houses. A Multi-Unit Freehold Block (MUFB) will usually have a tenancy agreement for each self-contained unit, a separate entrance for each unit and each unit will have its own private area.
